Do you need a legionella risk assessment?
We offer a free legionella compliance review, therefore we can best advise what action you need to take.
Who needs a legionella risk assessment?
A legionella risk assessment is a legal requirement for all business premises with 5 or more staff. If you have less than 5 staff, you still need to assess the risk, however there is not a requirement to write this down. Importantly though, it is good practice to keep a note of your findings.
How can we help you?
We will carry out a legionella risk assessment for you. This involves assessing and surveying your water systems. Following on from this, we will provide you with a report. The report will include:

- Site information and a schematic diagram
- An Executive summary
- The risk assessment survey
- Asset register
- Summary of recommendations
In the summary of recommendations we list all actions required to ensure compliance with current legislation.
Under general health and safety law, an employer or person in control of a premises (e.g. a landlord), have health and safety duties and need to take suitable precautions to prevent or control the risk of exposure to legionella.
We will assess the risk in your site and provide you with a detailed, easy to read report so that you understand your obligations.
We will provide a detailed quotation so that you know exactly what to expect from your assessment.
Following on from your risk assessment, it may be necessary to implement control measures to ensure any risk is minimised. We will design and implement a monitoring and inspection programme, carry out these tasks according to schedule and report all findings and recommendations so you can be assured you are fully compliant with legislation.
We provide water sampling services as part of our legionella monitoring services or as a stand alone service. We can design a water sampling programme for your site, this will include location and frequency of sampling, sampling methodology and sampling analysis. All legionella analysis is carried out under UKAS accreditation.
Maintenance of a clean water system plays an important part in managing the risk from legionella. We offer a wide range of services to help you maintain a clean water system, including cleaning and disinfection of cold water tanks, calorifiers, water features, spa baths and shower heads and hoses.
Thermostatic mixing valves provide blended water and are mainly used to prevent the risk of scalding, however, the flow of water downstream may provide an environment in which legionella bacteria can multiply, therefore it is important to ensure the TMV is fitted in the correct place to minimise the risk from legionella. TMV’s also require regular servicing to ensure they are working correctly to prevent scalding and also to ensure they are clean and free from debris to prevent bacterial build up. We can provide a stand alone service for TMV servicing or as part of your legionella control scheme.

What is legionella?
Legionella Bacteria cause legionnaires’ disease as well as the similar but less serious conditions of Pontiac fever and Lochgoilhead fever. Legionnaires’ disease is a potentially fatal form of pneumonia. Outbreaks of the illness occur from exposure to legionella growing in purpose-built water systems. Legionnaires’ disease is normally contracted by inhaling small droplets of water (aerosols), suspended in the air, containing the bacteria. Therefore, it is important to control the risks by introducing measures which do not allow proliferation of the organisms in the water systems.
Who is at risk?
Everyone is susceptible to infection. Some people are at a higher risk and more susceptible to infection e.g. people over 45, smokers and heavy drinkers, people suffering from chronic respiratory or kidney disease, diabetes, lung and heart disease or anyone with an impaired immune system.
Are there risks in my work place?
All water systems can potentially contain legionella bacteria, it is important to ensure the right conditions of the water system to prevent bacteria from proliferating. Certain conditions increase the risk: the water temperatures between 20–45 °C, which is suitable for growth; it is possible for water droplets to be produced and if so, they can be dispersed; water is stored and/or re-circulated; there are deposits that can support bacterial growth, such as rust, sludge, scale, organic matter and biofilms.
What is the legislation covering legionella?
Duty Holders have specific obligations under the Health & Safety at Work Act 1974; The Control of Substances Hazardous to Health Regulations 2002 and The Management of Health and Safety at Work Regulations 1999. The Advised Code of Practice (L8) advises on how to comply with the legislation. Further practical guidance can be found in HSG274 parts 2 and 3.
Legionella Risk Assessment for Landlords
Under the legislation mentioned above landlords have a duty to ensure that the risk of exposure of tenants to legionella is properly assessed and controlled. The law requires simple, proportionate and practical actions to be taken, including identifying and assessing sources of risk, managing the risk, preventing or controlling the risk; and periodically checking that any control measures are effective.
Landlords can carry out the risk assessment themselves if they have appropriate knowledge and are competent to do so, alternatively they can employ someone to do so. McAndrew Plumbing provide risk assessments for Landlords that are easy to read and understand and clearly state any risks and how to control the risks. We also provide guidance for tenants so that they understand any risks and requirements.
